The “Blind Buy”

This house was purchased through an online auction site. It’s what you might call a “blind buy” because we weren’t able to view the interior before we bought the home. Check out the work our team did to flip this eyesore into a charming residence.

WORK COMPLETED

This house was purchased through an online auction site. It’s what you might call a “blind buy” because we weren’t able to view the interior before we bought the home.  All our estimates had to come from online resources, exterior views, existing knowledge of the area, and gut feelings. We also factored into our bid the numerous open violations. The violations were a huge issue for the local community and had caused numerous complaints before our purchase and renovation of the property. After purchasing the house, we worked closely with the City of Green Bay to clear all violations and ultimately transform this property from an eyesore to a very charming residence.

EXTERIOR HIGHLIGHTS

The exterior required quite a bit of work. Our team installed new siding on the back enclosed porch area. If you look at the “before” photo (below on the left), you’ll notice some of the gutters were falling off, while others were entirely missing. All of the gutters were replaced.

Color goes a long way. The roof was also in need of replacement. We chose dark brown shingles to provide a striking contrast against the yellow siding. You might also notice the difference a little bit of paint made to the front porch. The darker features make the yellow siding “pop”!

The landscaping required some pruning. We removed the small tree at the side of the house and cleaned up the features along the walkway.

OUR FIRST LOOK AT THE INTERIOR

The interior of this home required many hours of clean up before we could get started. Since we could not view the interior of this home before buying it, we budgeted plenty of resources for dumpsters and cleanout.

INTERIOR HIGHLIGHTS

After completely gutting the kitchen, we brought in new cabinetry and countertops. The subway tile backsplash adds a timeless, yet modern flare. The “before” photo below shows the kitchen after demolition.

The new vinyl flooring we installed is one of our favorites; it is functional and enhances spaces of all sizes. As you can see in these before and afters, we installed new appliances and chose to move the stove to open up the walkway.

Similar to the kitchen, the bathroom received a “Marie Kondo” treatment. We experienced “no joy” from the current fixtures, so everything was removed and we replaced the fixtures and cabinetry with a modern solution that makes better use of the space. Aside from being outdated, the wall tile that you can see in the “before” picture here was doing nothing for the natural lines of the room. It was making the room feel much smaller than it was, so we removed it completely and made the wall into a clean canvas.

The breakfast nook and living area pair together in a cute and cozy way. Removing the doors between the two spaces opened up both rooms and created a natural flow.

Paint (and quite a bit of plaster) along with new carpeting can make a big difference, as you can see in the photos of the upstairs bedrooms.

THE NITTY GRITTY FACTS:

Purchase price: $36,500 | List price after renovations and staging: $99,900 | Days to Flip: 48
